When renting out a property on a room by room basis it's very important to make sure that you get the right tenants.

The list of advantages when having the right tenant are endless. A few examples are: the property is taken care of, receive the rent roll on time with no voids, the overall vibe/atmosphere within the household is warm and the list goes on.

Below are two main points that we find are important in our process of attracting top quality tenants for our rooms:

1. Quality attracts quality

When advertising our rooms we have professional pictures taken which bring out the best side of the property. This allows us to get a lot more interest and stand out from the competitors, therefore bringing more enquires. Here's some examples of photos we use in our ads. You can either take these pictures with a good phone camera and edit it on an app to make it look more appealing or get a professional photographer to use their own kit and software to create a beautiful set of images for your rooms.

2. Don't rush the process

The aim is to get the vibe/atmosphere within the property as warm as possible. So we want to make sure that our tenants all have something in common which will also encourage them to take responsibility for looking after the property and also encourage them to stay for a longer duration. We create our own clientele profile when advertising a property, the certain criteria people have to meet for one of our houses is they have to be between the age of 20-30, all working professionals, similar style working hours - dayshifts.

To make sure that we do our viewings as efficiently as possible, before allowing someone to come and view the property they have to meet our criteria.

Here's an example of one of our clientele profiles:
We use the survey platform Wufoo which takes two minutes to fill in which allows us to assess potential tenants without having to meet them.

Here's what we use for our tenant surveys:
These are the top two things which will help you attract the quality tenants. This is a fraction of what we consistently do to attract our quality tenants.
